What You'll Do - Model the Business : Design, manage, and pressure-test complex financial models across the data center investment lifecycle - including lease, acquisitions and development - Own Leadership Reporting : Prepare and deliver materials for senior management and the Board. - Execute Transactions : Support negotiation of LOIs, PSAs, and lease agreements, and manage diligence and closing processes through to funding. - Shape Location Strategy : Help define which markets and submarkets to pursue based on power availability, customer demand, and competitive positioning. - Evaluate Opportunities : Underwrite individual sites and leases in partnership with the power, design, and construction teams, surfacing risks and recommendations. - Build Market Intelligence : Maintain database of land comps, transaction comps, competitor activity, and powered-land pipeline across target markets - and translate it into investment recommendations.
